Excellent for the low rate
Quality exceeded expectations. It was clean with comfortable bed, several soft towels, soap, shampoo, conditioner, hairdryer, refrigerator, tv and a hot breakfast in good size breakfast room until 10am. Overall a great 2-night stay located a bit off 76 so traffic noise is not an issue. Swimming pool access in summer. Very affordable rates.

This was our second stay at Twelve Oaks Inn. The first stay was two queen beds. This stay was a king bed. The bed was not as comfortable as the queens. But for the price of the room it is above what you can get elsewhere in the city.

There was a metal brace between the box spring and the box frame that was not secured. It was sticking out a few inches but we could not see it due to the bed skirt. My husband walked into it and got a bad cut on his leg. Breakfast was ok. I wish they offered sausage or bacon to go with the eggs.

It was a comfortable room, but getting into the room was an unexpected challenge. Neither key worked on the door so I went to get the guy who checked me in. He had the same result and went to get another key. When he returned he had another older gentleman who messed with the keys and finally got it to work. He then showed me how to "properly" unlock the door, which was kind of insulting since the other guy had the same results as I did.

Property & staff were great. Breakfast was a typical hotel meal…not a fan. Beds were comfortable, but pillows were awful. Very little in the way of chairs to sit in and no table. If we stay again, we’ll bring our own pillows.

The carpet had noticeable black stsin spots as well as the curtains. Carpet needs to be cleaned. Bed wasn't comfortable...you moved and the person bounced. Otherwise, good location, quiet and very affordable for a weekend trip.
