At first glance it is a beautiful property. All the elements online are there. They are also going through some sort of transition so there is room upgrading going on. We were impressed by our room at first glance, but once you looked closer there were things not in working order. It WAS extremely beautiful, and extremely clean in the room, which made the cobwebs all over outside the rooms very noticeable. In our room the HVAC system was ancient, our unit ran uncomfortably cold all night. There was no way to turn it off, even the front desk instructions did not work, there were no blankets in the room, I had to go down to the front desk to get some. I spoke to another guest in the elevator who had no A/C at all and when they called the front desk they were told if they touched the A/C unit they couldn't change rooms. They had simply entered the room.

The rooms are nice with a separate living room with a door to the bedroom, and it feels very tropical there. I did not like that the spa bubbles were never working when we were there.

It's got a bad rep but...
The room was clean, the only problem I had was the that the air vents were dusty. The bedding was clean, the floors were clean, there was no mold or anything of that nature.I read tons of reviews on this place and a lot of them were pretty bad, however I had a friend stay here recently and they said it was definitely a win. Honestly, for a budget hotel it was pretty darn good. The staff was extremely kind and helpful, especially the woman who checked me in. The grounds were clean and the pool and spa were both in working order. The shower and plumbing were good, seriously no complaints. In my experience, despite the crusty reviews of this place, I'd do it again for a budget hotel within walking distance to Knott's. If you're looking for a 5 star hotel go somewhere else, this isn't a resort but it does have a resort feel.By no means is this place 100% perfect but it was perfect for my short stay with 6 kids.

The room my family and I were in had a few issues...the fridge was frozen and there was a leak coming from the air handler. I did report these things and the staff was quick to offer replacement for the fridge and to have someone look into the leak. Overall, the property is very nice and walking distance to Knotts Berry and many dining places as well. I would definitely stay here again.

If i would have known I would never stay there ever. Noise as can be you can hear every step from above. There is a swarm of ants everywhere in room i has to buy bleach and couldnt get rid. Bathrooms are gross plus mini fridge leaking water. The maintenance came and switched for one just as bad. Spots of idk what on floor and head board. Cleaning ladies have a bad attitude due to you asking if you can clean room's floor. Terrible dont waste tour money here. Location is great but overall awful.

Hotel and room pictures look way nicer than reality as the hotel is being renovated ... and there is a lot of work left. We booked two rooms: - Room #1: It had a horrible smell (moldy old tobacco) and AC was not working. They refused to give us another room arguing that they were fully booked. But there were rooms available on Expedia and other websites. We felt trapped in a "bait and switch". After two hours of complaining, we finally got another room and it was fine for the price ($87 per night). - Room #2: super noisy but AC was apparently working fine so we kept it. We set up temp at 72F... and woke up freezing at 2am. The AC would not stop blowing even on Fan Auto and room was at 62F. Rooms have furnitures from the 70s/80s and beds/mattresses are a bit newer. Only positive note is that the rooms are really spacious with a kitchen/living area. Most elevators were off service and the only one "working" acted weird (stopped in between floors, etc.) so we took the stairs to our room on the 4th floor for two days. Housekeeping doesn't show up daily so you have to get new towels, coffee/soap refill every day at the reception.
