View from our room was horrible. I got to see a roof. But views after leaving room were beautiful. Did ask for a room exhange but it was not going to be able to happen until the next day. So we just stayed there since at the end of the day we only went to sleep. Part of it was our fault for checking in earlier I guess...another thing i disliked was the insistent attempts of attending timeshare presentation in exchange of tours... People go to relax, rest and a presentation is the last thing we want to attend. Room itself was great, just the view i got wasn't great. Villa was recently remodeled, spacious and very clean.

The staff was very nice and I got upgraded to a suite which had a beautiful view, but the pool was filled with kids even though there’s a kids pool but they weren’t using it, and there is no beach with shoreline just a small area filled with sand and then access to the ocean via stairs which was kinda weird. It was seaweed season so the ocean was filled with seaweed which was not pleasant. Overall okay stay, but would not stay here again.

We enjoyed our stay! The facilities are very nice. We loved our spacious room. Yes, it was a little dated, but not in any way that impacted our stay. The staff were very friendly. We also liked that it was quiet, felt family oriented and most of the guests were Spanish speaking. It did not have the loud, touristy vibe that so many Cancun resorts have. We ate at Palapa restaurant twice, although never ate the buffet. The service was very good, as was the food! We ate at a few of the local taquerias across the street from the hotel and they were great and had really friendly service. I have never seen a more hard-working pool staff. They were out there day and night, cleaning every inch of the pool and hot tub area!! Be ready for the sales pitch of their other properties and vacation club. It's common at most hotels we've visited in the more popular cities in Mexico. I will say, it was much gentler and less pressure than I've experience elsewhere, so that was appreciated. We also received some nice "extras" from our status with Expedia, which was very nice!! We would definitely stay here again if we're ever back in Cancun!

Amazing Stay – Highly Recommend! I had a wonderful experience at Fiesta Americana Villas. The staff was incredibly friendly and went above and beyond to make me feel welcome. The room was spotless, comfortable, and well-equipped. The balcony: What a view!! The location is perfect — close to everything I needed. I’ll definitely be coming back!

Tired, shabby and needs some TLC

The hotel facilities are excellent, however our room was very tired and worn and the VIP benefits are non-existent. The pool area is very nice with ample sunbeds, a nice swim up bar, good beach access and hot tubs. The room itself is in desperate need of refurbishment. There is no oven, instead a massive dishwasher - I’m not sure how many dishes need washing when you get no oven and 1 saucepan. The kitchen supplies are hugely lacking for a self catering experience. The shower screen was broken with only one of the panes there. The film was peeling, the wardrobe doors were squeaky, the sofa bed slides out when you sit on it, the pillows are so soft they will give you neck ache. This is not a 4* hotel. There is a free laundry room which is amazing- not coming home with lots of dirty clothes was the dream! The VIP experience of a room upgrade, early check in and late check out is dependent upon availability, unfortunately none of these were available for us - surprise! The spa offers 241 on Thursdays so take advantage of this as the massage was excellent. Unfortunately the shower in the ladies changing room was broken. They have a hotel with great potential, unfortunately it is missing the mark and as such is overpriced and not worth it.

Respectfully the only good part about this hotel was the room, very clean, smelled clean, conformable and had a laundry room on the same floor. Guest service was poor, the beach area not good at all, very unsafe steps to get in a not clean water, not enough space for the size of the hotel, the pool was average and the food very below expectations.

We like the location which is within walking distance to a large grocery store, souvenir market, and restaurants. We were placed on the 4th floor, rooms 418 and then 424. The rooms (we had to ask to be moved to another room but they only moved us 3 rooms down and the air coming from the vent smelled as bad as the 1st) like mold. I almost wonder if this (smelly floor) is where they stick the people that use Expedia to book the hotel. The towels were rough/worn and discolored. We also stayed at another beachfront hotel on Isla Mujeres and it did not smell like mold, so this is not normal for these beachfront hotels as I have seen other reviewers indicate.

Super friendly staff, they made us feel welcome immediately upon arrival. Parking was super easy with our rental car, and walking/using DiDi in the area made it super easy to get around the Hotel Zone.
