Comfortable accommodations
We enjoyed the room. We had a patio and the bed was comfortable. The room was clean and well maintained, except for some damage to the wall where condensation had accumulated under the wall-mounted air conditioner unit. We didn't see mold, but I was slightly concerned. The breakfast was a la carte and not included in the price of the hotel. The options were limited and the restaurant was small, but it met our needs and want too expensive. The hotel is in the old town inside the wall, and was a convenient, designated pickup site for our excursions.

The hotel is well located, stylish and the staff are great, but where quality of sleep is concerned, it falls down considerably. When I stayed I was still ajusting to time differences but it was impossible to sleep beyond 8am as the cleaners seemed to parade up and down the corridor pushing the loudest trolley and speaking loudly on walkie talkies, for what seemed like 2 or 3 hours. I also chose the hotel partially because it has a pool, but this pool is tiny, only has three loungers and is located right on the main hotel thoroughfare, so not exactly in a relaxing environment. Not a bad hotel but not really the tranquil oasis I was hoping for.

Good location in old town. Walking to many restaurants and services. Not to be missed The Budda University at night. The saff was very attentive to our needs. A good breakfast at a reasonable price.

Close to several temples, walking distance to many restaurants, close to the Sunday night market. For me the only negative was how little sun the pool received (about 2-3 hours from about 1:30 to 3:30) each day. I stay in Chiang Mai long term so want to relax after a morning of exploring, an afternoon by the pool then find a good restaurant for dinner and further walking about.

Small rooms and poor wifi
I appreciate the efforts of the extra efforts of the check-in personnel to get me into a room early after my train dropped me in Chiang Mai at 4 am. They were fully booked but made a room available to me before 10 am. I booked for 3 nights but changed hotels after the second night. I couldn't deal with the slow wifi. It took 2 hours to book my next hotel in Bangkok. Also there was no chair of any type in the room i selected and no room for one if i had asked for it. The bathroom was adequate, the restaurant, adequate, the location, adequate.
