initially when arriving it looks very rundown when we got to reception we thought ok , not to bad. we got to our superior sea view double,i don't think it had been hoovered ,it smelt of smoke ,and evidence of tobacco on the floor ,carpet very stained , shower unit drain black, and corners on shower doors hadn't been cleaned in a long time windowsills very dusty , skirting boards all dusty , apparently if you need your room serviced if staying two nights you should leave a note on your door as we weren't told this we were left with no toilet paper and beds not made , which i would think a normal service for a hotel , the carpet on stairs was very stained . the staff for breakfast very accommodating .after all this ,i would say it is what it is ,a typical seaside hotel that needs updating and bringing out of the 90s , the housekeeping needs sorting out and I'm afraid you won't be winning four in a bed any time soon

Our usual choice.

Spacious room. Very warm but was able to open the window and turn the heating off. Pillows need an upgrade as they are like planks. Not enough space in the restaurant for guests with dogs. Too crammed. Very awkward. Suggest more tables spaced further apart.

Not quite what we were hoping for

Over priced for what you get. Walls had stains, carpet had stains and tears, only a shower in the bathroom, no bath, no cosiness to the room at all. no heating in the room, had to use an electric heater, no WiFi, floorboards creaked so much that I felt sorry for the people below us. The view out of the window was stunning, breakfast was great.

Old, outdated hotel with stained walls and carpets. In urgent need of a refurbishment. Our bed was very hard and very flat, thin pillows. Reception were very kind and friendly, so no reflection on the direct team, but the facilities are not in good condition unfortunately

Nice big hotel with a great view of Eastbourne pier. Friendly reception staff and quiet comfortable rooms. Hotel on a whole needs a spruce up. A lot of dated looking walls, carpet, amenities. Overall a decent stay but would of been a lot nicer if given a revamp

Excellent stay!! 100% recommend

Me and my son planned to stay for 2 nights originally but we ended up extending it for 1 more night as we was enjoying our stay so much!! The staff are all so friendly and helpful, breakfast is a nice buffet. The room is clean and fresh and everyone is welcoming and kind and they were also very welcoming to my dog!

take your thermal underwear

not impressed ,i was given a room on the 4th floor with an amazing sea view but in febuary with drafty single glazed windows not so great,i immediately asked at reception for a change but just fobbed off with an extra blanket the best they could do ,had to close the bathroom door and use like an outside toilet and put towels up in bedroom to try and draught proof it,having said that the hotel although tired and in need of a refurb was ecceptable for the money id thought, also more than happy with the breakfest,

Honest review

Booked Burlington for 2 Nights over Valentines weekend 2025 Car parking is at rear charged at £6 per day. Receptionist was really welcoming, chatty and informative on arrival We booked a Superior double with sea view, Room 209, Stunning view of the pier from our room but room was not as shown on any websites. We did question this & was told advertised rooms on websites were on level 1. Room only had lamp lighting, no main light so lighting was dull. Room had tea making area with teas, coffee etc & a satchet of hot chocolate and biscuits, which was a nice extra. The room was very cold with only 1 Radiator, this is the coldest hotel I have ever stayed in and would highly recommend if you book this time of year to pack an extra blanket etc The windows were breaking and rotten, The building is old but disrepair is a problem and this should be fixed. Bathroom was freezing, just net curtain. Windows in poor condition. I struggled to have a shower due to the cold. Bathroom tiles round bath in disrepair and the toilet had cleaning fluid all over seating area (which we cleaned) £10 Breakfast 07:30-10:00. Basic English breakfast buffet with choice of cereals, fruit, choice of 2 pastries & muffins. You can quite easily walk into town for better alternative breakfasts. Rude Waitress moved us & others from chosen window seats on 2 occasions Lady receptionist was always polite and attentive when we needed things during our stay & she was the best part of our stay at this hotel.

Totally disappointed and left after checkin

Such a disappointment!! - Road closure notice not given · Car park charge not on pre registration email · Pay on exit car park charge taken at check-in · Breakfast price advertised as £15 reduced to £10 on email but offered at £12 in hotel · Female reception staff not the best at customer service bordering on rude · Room, not what advertise, cold, dated, dirty and visible drafts · Not offered an alternative room at 3.20 in the afternoon, when rooms showing as available A standard double room looked NOTHING like the pictures on Hotels.com absolutely ridiculous!! Heard another room get denied an extra heater as it would short out the electrics and a blanket offered instead! Stay away!!
