This was a great hotel to stay in. I was little sceptical after seeing that the place had less than 100 reviews but glad we took the chance. Great value for money spent. This hotel is very close to all the wonderful things Leith has to offer and is also very close to the Tram line so not hard to get to the heart of Edinburgh. Highly recommend looking past the NO Reception disclosure as the room service was wonderful and always on time

Loved the location, the beautifully updated and maintained building, and the room. We were pleasantly surprised by the amenities in the room. The room was very small, but the beauty and comfort of everything made up for it.

Super stay in Edinburgh

A really well located property that was exceptionally clean. The self service check was so easy to use and there was a comprehensive guide sent by text that gave instructions regarding all aspects of the room and stay. The tram stop was a 3 minute walk away and it was so easy to access Leith, Edinburgh and Newhaven. There were lots of places to eat and drink within a short walk or tram ride. I would thoroughly recommend this property for a visit to Edinburgh.

Great new addition to Leith.

3 John's Place was lovely. Easy check in, room decorated to a high standard. Great location and price. Will stay again and try to stay in the room with a bathtub next time.

This was the most beautiful and best-equipped hotel I’ve ever stayed at in the UK. Not a single stain or speck of dust in the room—everything was perfectly clean. The water drained smoothly, the towels were wonderfully comfortable, and the coffee machine was a nice touch. Truly a hidden gem. Even though it’s about a 30-minute walk from central Edinburgh, I would happily stay here again. The only small request I have for the hotel is about the coffee cups provided. They don’t match the size of the coffee machine, so the coffee tends to overflow unless you watch it closely. It would be great if the cups could be replaced with ones that fit properly.
