We had 2 nights at the property recently and loved our stay. I need a quiet sleep and Voco Royal Terrace delivered. While only an easy 15 minute walk from most of the sights, it’s completely outside of the hustle and bustle, on a quiet street. We also thought the room was brilliant with high ceilings and plenty of space. We look forward to staying here again!
Older style hotel that Volvo have down up to a decent standard. Lobby area and bar fantastic. Rooms are okay, beds are rather small and bathrooms haven’t been refurbished so they are looking tired. Good breakfast offering, very bad coffee machines… these need changing! Service overall from Voco team was welcoming and warm.
Expedia failed to advise the property of my booking which caused a lot of stress at check-in. That said, the staff was helpful and friendly to still get us a room. Property is on a hill which can make getting there with luggage challenging, but the property itself is easy to find and elevator makes room access easy. Room was clean and a nice place to use as a base to explore Edinburgh. Sink faucet was bit wobbly when used, but otherwise a fantastic stay for the price.
Why is the heat in the lobby cranked as high as possible at night? Hot dry air. Awful. I'd never have dinner in such conditions.

Not what we expected ….
We were in Room 9 which looked very worn, and not the cleanest. Extractor Fan in bathroom hasn’t been cleaned for a very long time, grout was starting to mould and bath requires replacing. Shaving Mirror also had rust. No bedside table between beds (only outside of beds), no power socket near mirror for wife to straighten her hair. USB sockets next to bed didn’t work either. Sad to say but don’t think I would stay here again. Only positive is the hotel is in a great location for the city centre
Lovely Georgian building set in a period terrace which is about a mile’s easy walk of both Princes street and the Royal Mile. Our room retained some of the period features and the king bed was very comfortable. The staff were polite and helpful. Would stay again.
Hotel is in a great location for all the sites in the city and is on a quiet road for the evening. Hotel is clean and modern and all the staff were welcoming and friendly
Staff were excellent when an issue was identified with our original room and moved us to another. Everything was clean, tidy, organised, and the staff themselves were lovely each day.
