Acceptable for the price
For the price it was perfectly acceptable. Really well located. Bedroom was bigger than expected. Its an old building so had old building problems but every hotel in Edinburgh has the same issues. If on a budget would stay again.
We’ve had the most wonderful time here. Staff are exceptional. Nothing is too much trouble. The rooms are immaculate and very comfortable. I have nothing but very high praise for every part of our stay. Will definitely be back again

The staff are great: gracious, helpful and always available to assist. But the rooms are overheated and have poor ventilation and fresh air. The very first room I stayed in was incredibly hot…the second room was an improvement with a window that could open albeit the view was walls with pipes and the final room had heating that was more comfortable and controllable. The bar staff were excellent as were the reception staff.
The property was in a great location. Near the station and between the old town and the new town. Our loo was a bit noisy and there was no view but the view at breakfast was excellent. Staff were so friendly. Great breakfast and lovely cocktails. Will definitely recommend.

Virtually opposite the Scott Monument and on the arterial road (Princes Street) with Waverley station an easy 5 minutes walk away and good tram/bus links to the airport. 5 mins past Waverley Station, you've walked onto the Royal Mile leading to Edinburgh Castle at one end with Holyrood Palace at the other.
Friendly and assistive staff at the hotel with reasonable standard of breakfast buffet and range of evening meals. Small bar and seating area.
I thoroughly recommend this hotel as an alternative to the big name hotels.

Our room (111) overlooked Princes St. Surprisingly quite noisy with bus, tram traffic plus passersby singing, laughing and generally carrying on most of the night. Can’t recommend although Colin was most helpful and obliging.
Good stay, great location. Room as expected, would have liked Smart tv for more options, a must nowadays. Bar and restaurant comfortable, food good and staff excellent. Would return
The hotel and staff were excellent - I cannot fault anyone at all. However, when I booked I thought I was getting a room with a view of Princes Street - maybe I made a mistake? Apart from that, all was great. Thank you.
The hotel was a bit old but in good condition. Reception was very friendly and helpful. The location of hotel was amazing at the heart of the city center, very close to almost anywhere. Probably will stay again
Booked this hotel over a year in advance for a pre Christmas break. The location is great for all amenities. Unfortunately the hotel was a disappointment. The room was small (nothing like in the picture), badly in need of decorating and the carpet was stained. The shower pressure and temperature fluctuated, the handbasin was positioned too high making it difficult to use. Reception Staff were not very welcoming. Sadly, all-in-all an experience not to be repeated.
This hotel was clean and staff were friendly. The only complaint was that it was very cold at night even with the heater on. The windows have a draft and bangs in the winds. The hotel is in front of the Scott monument, and the Christmas market/fair is here too. You will hear crowds and screaming until 10pm. This didn't bother me but it is something to consider if you stay here.
Lovely hotel. However, rooms are a little dated, this wouldn't stop me going back.
We opted for breakfast and this was very nice, plenty options and very fresh. This was priced at £15 per person, on reflection a very reasonable price.
