Rooms on the lower ground are very poor quality paid £400 per night. I know is the festival but the prices are far to high. Breakfast at the hotel is ok but nothing special. Paid £24 for breakfast for each day. Take note Breakfast in the hotel is £17.50 So Expedia that is quite an over priced on your website.

Good location for transit and walkable to main attractions in old town. Prices were increased due to Fringe Festival. Mattress and pillows were too firm. Our room was in lower level/annex building which was stuffy and lacked air conditioning.

A very nice hotel conveniently located in Edinburgh's New Town. Friendly helpful staff, nice breakfast, and a comfy modern room. We especially appreciated that they had extra tickets for the the Royal Edinburgh Military Tattoo!

If you get a ground floor room in the annex, the foot traffic outside makes it difficult to sleep. The space was also incredibly small and cramped. We could barely walk around to the other side of the bed. Would not stay here again.

Scottish history and elegance!

What a beautiful hotel I loved my stay. I wanted a place that had Scottish history and they hit it out of the park. Breakfast was very delicious and I loved all the china place setting it made me feel like royalty. 10/10 I will stay again!!!
