We had mixed feelings about this property so read to the end. Not sure why the ratings are so high. We did have a BASIC KING ROOM and I can see that many of the other configurations could work for families. The BASIC has a garden tub (w/shower) less than 2 feet from the bed. If there was a shower in a traditional bathroom configuration then maybe the garden tub would be a nice option. The HVAC unit was one foot from the bed, and it seemed to only work properly if the fan was in continual operation mode which was not ideal for sleeping. Overall things were in okay condition, but not good condition. The continental breakfast was a joke the first day we tried it, so we never went back. There is one "office/breakfast area" for both the Appenzell and the adjoining Estes Mountain Inn. Yet, there was only one employee who was somehow supposed to watch the desk and the so-called continental breakfast. When we got there at 8:30 there were no plates, bowls, beverage machine was out of order, which left some toast, dry cereal and not much more. The property was close to town. They did clean the room daily. They have places to relax around the property including a grilling/picnic area, terrace for relaxing, pools seemed clean, gas fire pit by the office, small snacks available in the office, and had smores available in the evening. If you are spending most of the day in RMNP then the property works but it should not get a 9+ rating, more like 7.5 to 8.0 at best.
