The cleanliness wasn't to a high standard and the building was tired and the repairs or replacement sections (new and old) didnt mix.
The bar areas were modern, clean and friendly staff although there appeared to be young inexperienced staff in the restaurant that needed a shake up.
We felt our beds could have been cleaner and questionable whether the bed linen had been changed.
Okay for a one night stay.
Bathroom had a mouldy smell

The cream in the bathroom was off.
They have a very small park which is always full as they don’t check who parks there.
Apparently I booked a small double room. Last time we stayed here (two years ago) we had a very large double room and that was what we were expecting this time Imagine our surprise in finding a room not much larger than a broom cupboard. So if you are booking a room here make sure you are booking a large room if you want a double.
The hotel was full but there seemed to be few people about. It was very quiet when we returned from a function at about 21.30
There is limiting parking provided by the hotel. Parking on the road outside (Earl's Avenue) needs a £7.00 a day permit from the hotel. There is free parking on the Leas - turn right immediately after the hotel.
Breakfast was OK. Nothing really to excite those who love breakfasts. Staff all very friendly and helpful.
Warm efficient welcome at reception, lovely bedroom and bathroom, excellent restaurant and bar.
Close to large grassy area overlooking sea, great for dog walk

The hotel is a bit dated and needs a refurb but the service is great.
This is a lovely hotel with everything you need. Great for a short stay in Folkestone. Rooms are clean and tidy, a delicious breakfast is on offer and the staff are friendly.
Just wish we could have checked in before 3pm.
We booked this hotel because it has parking out the front of the building, but it is on a first come first Parking. However, I was disappointed to see someone had parked in the disabled bay without a disabled badge on display therefore I was unable to use the bay with my badge. I was most upset. The hotel had no plans in place or initiative to find out who had parked their car in that bay whether it was a hotel guest or as they said, it could be someone off the street. I was disappointed a hotel would allow this to happen they said this often happens on a regular basis. But everything elsewas superb.
Lovely hotel in a great location for exploring Folkestone. We upgraded to a superior double room which was very spacious as was the en-suite. Very tastefully decorated, comfortable king sized bed. Partial sea view. The staff were all very helpful and friendly and we look forward to a return visit.
I had a perfect lovely waterfront view, from my room, birds and flowers. And the bartender Oleski was courteous and friendly. Could not want for more pleasant stay. Would definitely recommend.
It was ok, room small and very warm, pigeons kept sitting on ledge outside as the deterrents (spikes) were incomplete and were noisy which meant opening window wasn’t at all great. Decent location and staff friendly though
