The property was clean & generally well maintained, however it is an older property that would benefit from some updates, such as air conditioning I stayed during a very hot period & although there was a fan in my room it was not adequate, the windows also only open a little The rooms are generally well equipped, however would also benefit from having a small fridge The staff were very friendly & helpful & were always willing to offer information & help when needed The breakfast is very good value, however I would prefer to sit where I want to rather than being directed to a particular table There is adequate parking at the rear of the hotel & an area at the front for pick ups I have stayed at the hotel several times & as a single person have felt welcomed & comfortable

Great location and convenient to get

Bedrooms we had were HOT, No A/C. Small fan in room to blow hot air around. Generally the hotel seems to be in a state of constant repair. We had booked two rooms, neither TV worked. One didn’t switch on at all, the other switched on and gave sound, but had no picture - not ideal during a World Cup. I even went down to front desk, no one there but a sign giving a number to call, called the number got an answering machine. No parking on site and very hard to find parking in that area, but found parking garage (green st) not too far away (10 min walk). Overall staff were friendly and location for ocean proximity is great, but would not race to stay here again.

Overall good accommodation considering the building is quite old and has been extended. Lots of stairs up and down corridors. Main entrance to lobby up a flight of stairs. Really not suitable for someone with mobility issues. However the staff were very helpful with our luggage. Not impressed by the restaurant evening meal. Carvery style menu with very few vegetables on offer. We found the bar meal menu was better. Fresh cooked to order. Breakfast was good however the grab and go bag we ordered for our early departure was of poor quality. Only 4 items plus coffee in each bag!Didn’t add up to the cost of the breakfast paid for on booking.
