Some rooms may have been upgraded, but staying in room #2 made me wonder why the universe was punishing me. It was a sold out weekend where town was busy for a show. The full size bed was squeaky and uncomfortable, the toilet is 10 feet from the bed with a door that does not shut and no hooks for towels. The curtains don’t close as the rod is missing a piece, and there were no hangers in the closet to do the hanger trick. A blind cut out for a AC is missing slats and the room is so bright from lights outside all night. Paper thin walls let us listen to the neighbors loud music until 3:30 am when I knocked on the door (no manager at night), and there might have been dancing Clydesdales staying above us. There are some oversized holes in walls for cords and such that are creepy and filled with TP. I just wanted like 6 hours of sleep and a shower, but it was impossible and I can’t remember when I’ve had such a bad hotel experience. On the plus side it was clean and the guy who checked us in was pleasant. I strongly suggest the owner/manager spend a busy weekend night in room #2.

This hotel is basic but clean. Room had everything we needed (except a hair dryer). Comfy bed. Quiet location at the very beginning of the beach strip but very walkable. Would stay again

Overall not to bad. The room was very small and had nothing on the walls. It came with a TV, a very small dresser, microwave, and small fridge, but that was all. No chairs to sit on just the bed. The window also only had a sheer curtin so the street light right outside had to way to be blocked out.

Loved that it is located right next to the Hampton Beach State Park - very easy access to the beach. Everything is within walking distance, yet a comfortable distance from the busyness of the main downtown area.

The property was clean and nicely updated. Clean and comfortable. I do wish there was a coffee maker in the room. There was a fridge and microwave. Close to the beach and very close to a couple of restaurants. Would stay again.

I stayed at the Mari-Anne Motel for 2 nights and I was very pleased with the accommodations and price. The owner was super nice and check-in/out was quick and easy. It was about a 5 minute walk to Hampton Beach State Park and about a 10 minute walk to Hampton Beach's strip/boardwalk shops and dining. I had to walk through a housekeeping closet where cots were stored to access my room which was a first for me but given I was only in the room to sleep, it was not really a cause for complaint. My only TINY complaint was a very noisy dog on the property during my stay but I appreciate pet friendly accommodations so that complaint is more towards the animal itself and not towards the motel, per say.

The owner is super nice but the room was uber basic. It was almost impossible to figure out the TV, no bathroom surfaces or storage, no hangers in closet, and the bed was uncomfortable. But, the location was good, free parking is great, the room was clean, and it was a pleasant atmosphere.
