This is not a place where you'd be thinking about the service, but in comparison to a hostel, this is fantastic value! It's a North American sized room, with some additional amenities like a hot tub in your room for an end of day soak. Yes, this is a love hotel, so you'll probably take all of that into consideration.
Location: About a 10min walk from the nearest subway station - Higashiyama, and about 15-20min walk from the very popular Gion district just south west of you. We liked the location of our first hotel, the Gimmond, better, but the location and proximity to what you wanted to go to were equally as good, especially if you don't mind a small walk.
Food: never tried the in house, but there's a great okonomiyaki place just south of the hotel not more than a 1min walk and they're open late too.
We happened to be there during the Gion Festival, which was probably why other hotels were booked up, and possibly why rates were a bit higher.
Value: great! Unless you've got young kids, and even then, we never observed anything that would suggest it would not be suitable for them. The only two things might be an in room vending machine that sold lingerie, and depending on how savvy the child is with a tv remote, they might be able to get to the 3 stations that were broadcasting adult content.
