A lovely warm welcome from the reception staff went a long way to countering the first and only communication from the hotel - which was NOT a ‘looking forward to your stay’ but instead was a warning about surveillance and refusal of stay if I didn’t agree to surveillance. Nothing else just that. So as you can imagine the arrival was slightly dreaded. However a warm welcome from the gentleman at reception went a long way to ease the worry. Short lived as the beds in our room were so degraded that they crunched and pinged at every movement. We tried to sleep on the broken mattress for the first night but in the morning were moved to a new room. Same issue but with only one of the beds. Nothing else they could do. The main selling point was the rooftop pool. Although every website mentions a 6pm close for families and 365 day opening the pool closed at 12pm everyday. The pool was littered with old plasters, straws, rubbish etc. Our kids fished out 2 pre-rolled joints from the pool along with a couple of baggies of drugs that had clearly fallen in the pool. We put them next to the pool attendant who didn’t seemed phased. The main pool deck round the pool was filthy. The hotel rooftop bar was busy from 5pm with non residents, but you aren’t allowed out on the pool deck, and the service was dead slow and stop and not for residents. Indignant staff who weren’t in anyway interested in serving residents. Plus points were decent free coffee and good location.

Amazing! Royalton Park Avenue is right in the middle of everything (walking distance). Clean and quiet hotel. Definitely staying here again for our anniversary!

Classy older property on Park Avenue. Convenient to Kip’s Bay and lower midtown Manhattan. Staff was excellent. Michelle was friendly and helpful. Rooftop bar and area is very nice and festive for the holidays. Rooftop Pool open yearround!

Royalton Park Avenue is our go-to hotel in Manhattan. We always have a lovely stay. On this visit, we got bumped up to a deluxe King room which was a special treat. A very comfortable, convenient hotel with great staff and great food. We always feel like we are staying at a resort.

Enjoyed a long weekend with family at the comfy Royalton. I booked 3 rooms yet we were on 3 different floors. I struggle to understand the resort fee as the pool is closed in the winter and no coffee offered so WHY? Staff was so kind and rooms are clean. Would advise friends to stay there!

The stay itself was fine but it was after. When I paid upfront in full and thought it was fine. Then I got charged 2 more times. Once for the water and then a larger charge for taxes plus they added charges to my room that I didn’t even make. It also was impossible to get an itemized receipt.

The hotel is remodeled and elegant. The service was unfortunately not coordinated well during our stay. Despite a well laid out room, the A/C hardly functioned because the property limits how low the temperature can go (the wall thermostat is ‘locked’). I do not expect this practice from a 4/5 star property and we have other choices. It is a savings that is not worth it bcse we will not return and not recommend the hotel. 3 engineering visits to the room disrupted our stay and did not resolve the issue.

This property is in a great location and Our room was very spacious. The staff were very polite and considerate, always responding with a smile, and were very attentive. Without question we would have given all areas 5-stars, except that the a/c thermostat was faulty and required maintenance on 3 separate occasions. Still, this hotel is certainly in the top 2 or 3 we’ve ever stayed in!

Was excited about the room and the rate. Needed 2 queen beds for an overnight in NYC. Was very excited about huge tub, but sink in bathroom was cracked, there were disgusting brown water stains on bathroom light switch, and hairs all over shower wall, tub, and curtains. Barest minimum of room cleaning. Room service breakfast cost 57$ and was absolute garbage- tiny breakfast sandwich, tinier chocolate croissant , and small fresh squeezed ok. Tasted like Pret a Manger takeout, I’m glad I only ordered for my son and not myself, otherwise I would have asked for a refund. Zero response from management

Everything was great until at checking found $45/day facility fee. When I checked in I was told that it was fully paid except for incidentals. When I asked about this charge, agent said it was a “tax” which it’s just not true. When I told him it was not, he switched to that it was an “incidental” charge which it is not. It’s an additional fee. It’s true that despite having prepaid the fine print points out that there will be this fee. But come on don’t lie to me about it. Be clear in check it. I would have happily paid it with proper communication. We left with a sour taste after a lovely stay.
