This property is on the main road there pack really good ear plugs for the road noise but also if you have a floor above you.
Units 101-104 are basically on/below the sidewalk next to the main road. It’s basement feeling.
No room cleaning unless you pay $35.
Parking is very tight on property but they have extra space on the other side of the street. This costs you $16 per day.
Pool heater did not work.
Checkin was delayed for 1.5-2hrs as the key pads to the “2” units they had available did not work and the calling Center did not have the authority to open the room remotely. They compensated me with free parking. There are no dibs on site to help in these situations which is absurd. So for a whole week with 2 people we had the stress on one fob and NO working key pad and a staff that had no other options for us if we lose that fob or left it in the room by mistake.
This is like a huge Airbnb with owners putting up their units in the rental pool.
Parking was a bit inconvenient but the overall experience was quite nice

Overall this is a wonderful beach hotel.
It’s small which I like and the common lounge area was a nice place to chat with some of the other guests staying in the hotel. I like that there was beach sand on the stairs as it reminds me that we’re near the beach.
The room was comfy although the carpet in my room was a little worn looking and there were hairs on the bathroom counter and sticking to the shower stall.
It might not be a bad idea to have a supervisor check each room prior to having a customer use the room.
I really loved the convenience of checking in and out! Pretty much everything is done via the app: you receive your building and entry code via your email, you can request towels and cleaning via the app, you can request and pay for an earlier check in via the app…
Other then the bathroom being overlooked I had no complaints (the night time security guard was sleeping in the lounge when I had an early morning check out. Not good for building security).
Great location just across the street from Newport Beach and walking/running path. Many dining options and coffee shops in walkable distance. Ease of access to anything as this location is on the main PCH.

Liked the location. Property is dated and could definitely need an update. Beds are super soft, bathroom is dated and the toilets are tiny LOL. This location had staff and that was really nice. They were very helpful. Felt safe there but you had to make sure the side door closed behind you and it didn't always do that. Overal an ok place to stay.

This hotel was convenient for us having an event on Balboa. I loved the walking to the beach and the Vacancy Coffee shop nearby was incredible. Good dining options close by- but on weekend things open late.
The front desk people were great- and helpful.
We had a room on the backside and it was quiet.
There apparently is no noise ordinance in this city. At 0140 in the morning we woke to a jackhammer and road construction right outside our window. I understand people noise but really city construction noise? NO WAY.
I had a great stay. The staff was attentive, the room was spotless, and parking was convenient. Contrary to previous reviews, I didn’t find the property to be noisy.
This hotel was average at best. There was no closet—just a rack for hanging clothes. The balcony was not big enough to sit outside. There were no carts to bring in luggage and at my age (85), that was important. Everything was done through the app, making it a little impersonal. We didn’t realize that you had to request that your room be cleaned. With all the sand, it should have been cleaned every day. I had sand in my bed. And the TV wasn’t good. In order to watch the baseball playoffs, I had to use my own YouTubeTV app. Even the cheapest rooms offer cable TV with major channels. If I didn’t have my daughter with me to figure it all out, I would’ve probably left.
This place is awesome. Staff is friendly and cool. Walking distance to the beach and one of the better breakfast diners I have ever been to (Crappy's). 2 blocks from the beach. Can't do better for the fare.
The hotel was about the worst value for money that I have ever stayed at. The location was all it had going for it. They did not clean the rooms in fact if you wanted them clean you had to schedule it ahead of time and pay an extra $35 for each cleaning. I would never stay there again.
The hotel is decent but being right on the major road made it very loud and almost impossible to have the window open especially when facing the ocean. The beds were ok with a mediocre mattress and super basic sheets - get what you pay for but being by the water is convenient. Came into lounge where staff was arguing with each other and made it even less comfortable. Parking costs extra but is a good look considering the location.
