While the property was clean, the property and room needs maintenance. The gutters outside drain onto the stairs that you need to use to get into the room, making it impossible to get in without getting soaked. The bathroom vent didn’t work, The rooms fan didn’t work, half the lights didn’t work.

We had a problem with the sink and walked to the office for assistance to find it closed for the night. No phone in the room. It was not enough of an emergency to use our phone and pay out of country roaming fees.

Pool was closed early post-season, which we were never informed of until after we checked in. Very disappointing: if I’d known about that, I would never have booked there; I would have booked elsewhere instead. Room was dusty; dirty. Toilet got easily blocked. Bed was small, with a flabby mattress. Rest assured that we will NOT stay there again.

Clean inside. The property outside was not magnificent, but that didn’t matter. Being able to walk to Long Beach, Nubble lighthouse, and short beach to shops and dining was awesome. Staff was nice, the stay was very nice!

Cute and convenient
The hotel was clean and weel kept, though older and a mish mash of furniture. A good sized mini fridge with separate freezer and microwave. Plenty of towels and pillows. Room reset daily by housekeeping. A little seating area in the front hallway that looked over the parking lot. AC was a window unit and had a hard time keeping up. Mattresses were worn out, but pillows were ok. A proper drip coffee maker was a plus. Nice and quiet, off the main road. Easy walk to short and long sands beach as well as nubble lighthouse. No breakfast, but coffee offered all day in the lobby. Didn't use the pool or hot tub, but they seemed clean and well kept as well.

Very basic but clean room. If all you desire is a place to stay while you explore York and the surrounding towns with little or no time in the room, then this is fine. Do not expect an “Inn” experience. Short walking distance to long sands. We won’t stay here again when there are so many other good places to stay with a water view. We were disappointed but not unhappy.

Overall we had a nice stay. The A/C in our room didn’t blow very cold and the floor just inside our door was very soft and spongy so likely rotting out. The hot tub was great and the walk to either long sands or short sands beaches was very short.

My stay was short and I did not need housekeeping services, so I cannot rate that. Otherwise, it was great. All the amenities I like (microwave, fridge, coffee machine, etc.) Very clean room when I arrived -- it even smelled good! Loved the walk to and from Short Sands and the Goldenrod restaurant, as well as to Long Sands.
