Liked: Cleanliness
Hotel is a bit old with central aircon system being noisy at times. Location is a bit far from train station but close to the castle. Would prefer staying near station next time. No free luggage storage. Need to pay to store luggage for a few hours which is ridiculous for a hotel. Would not recommend to stay
Check-in was more like what you expect at a hotel in the USA. Not the usual warm and welcoming check-in we have received at other hotels in Japan on our trip. This is a bare bones hotel, charges you even for a cup of coffee or to store your luggage while you do some last-minute shopping. This hotel is in serious need of a refresh; the carpet and walls are stained, old, and there is a less-than-pleasant odor. One room was clean, one room was not. No amenities are provided in the room, they are stacked up on tables in the lobby. No breakfast, although they have an outside vendor come in with grab-and-go options to purchase. We regretted our choice as soon as we walked into the lobby.

Liked: Cleanliness, staff & service
Disliked: Property conditions & facilities
This is fine for a more budget hotel but the facilities were a bit worn and dated. The bed and pillows were not very comfortable. The staff were exceptional! Very helpful and accommodating.
Probably due to the amount of tourists in place, but the hotel was extremely noisy at night, kids playing, adults talking loudly, babies crying, etc. Not recommended for business travel. Bathrooms and shower displayed significant mold in ceiling mostly in corners. Bed was alright.
The walls are thin and so was unable to sleep the first night. Those in the neighboring room were noisy obviously doing things perhaps not polite to write about in a review. A number of times had to bang on my own wall to make them stop. Finally fell asleep at 3am or so. It wzs awful and uncomfortable and I did not feel safe after that night. It would be good to habe cameras in the hall.

The room smelled smoking. The staff exchanged rooms soon, thank you.
The hotel stays near from the Okayama castle and the garden : Korakuen. It’s useful for sight-seeing. There is a free-space for the baggage, so I could go out without my baggage after check out.
