Check in was great, price was high for how loud the contruction was. It was right in front of our room on the 5th floor. I believe prices should be less while construction is going especially for those who pay extra for the ocean front. Room was clean, bathroom tub and toilet was dirty

The room they gave us was dirty and so small they gave a door together with my room and it sounded like we were together, a lot of sand in the bed and it sounded like we were together, a lot of sand in the bed, I won't rent it again

This gets a high rating because for the price it’s a great deal. We spent under $400 a night for a room that overlooked the beach with a deck, had a kitchenette, and parking was easy. This is the second time we have stayed here, they are making improvements. I’m hoping they will keep their cost down so it remains an affordable option for families. Pros: staff friendly, location, price, fairly clean, kitchenette, parking. Cons: older building, old appliances in room, noise from the boardwalk, small pool/hottub. I would stay here again.

Hot garbage.

For the amount of money this place charges, at the very least I expected a clean functional room. There is no AC and the window is so rusted shut we had to fight to open it. Thankfully they put a 20 year old dirty noisy fan in the closet so we could sleep in the heat. The security bar was mounted in the decorative framing and not properly anchored so the the frame trim was ripped out of the wall and needed immediate repair. The bath didnt drain properly and there was a lot of obvious wear on the interior. Pool was murky and gross missing tiles all over, just an overall dump. Glad it was only a night and we know where not to stay ever again. Wouldnt even rate this hotel a half a star.

The view from our room was fantastic. One could people watch from our deck for hours if one wanted to. The staff was very friendly and helpful. The repair/maintenance work every day was mildly annoying but not too bad. The work crew was very friendly and accommodating when in the way. The ocean side of the place is fantastic, the parking area and surrounding streets are pretty blah but functional.

Enjoyable stay at the Promenade

This hotel is in the process of a renovation, it's obvious the new owners are making needed improvements. Had a great stay, so enjoyed the balcony overlooking the Promenade and beach - always something to see during the Summer. Beds were clean and comfortable. Having a kitchenette was very convenient and it was a very spacious room. Fantastic to hear the waves at night and watch the bonfires. The hotel location is fabulous for Seaside. Negatives: Noise - lots of families with young kids. The walls and floors don't muffle active kids from jumping around. The pool was heavily used, so I passed on that. The glass wall on the balcony was distractingly dirty, I cleaned it a few times myself since the seagulls seemed to target it during our stay. Finally, the room had a air freshener/ grandma scent to it which I noticed too often. It's an old hotel that has a lot of great features and is being fixed up.

The location is great. The property is undergoing renovations which are sorely needed. Our room was a loft. The windows in the upper area no longer open which made the room very stuffy and hot. They did provide a fan which was great. They also offered to have maintenance try to open the windows but the handles that would have been used were broken off at some time in the past. I am figuring the remodel will fix that issue. Otherwise the room was perfect. It did afford a view of the beach and the tides which was why I booked that room. The pool needs to be resurfaced as it gives the impression that the water is bad when it is in fact just the bottom of the pool making it look that way. Staff were great. Generous with their time and offered many great ideas for dining etc. We are looking forward to when they finish the remodel to book our next visit.

We liked the room we were in, didn't have to hear all the people coming and going in other rooms. We realize that you guys are updating/remodeling the rooms and even though the room was nice, it does need some updating. Staff were great! First night we were there, heard a strange pounding from the vent in our room around 10 at night, didn't know what it was and got the guy at the desk to come check it out. By the time we got back to room, there was no longer sound but he was very understanding and said if we heard it again, to notify him, we didn't hear it anymore, but the next day my husband and I realized the executive suite is right next to the workout room and it was someone running on the treadmill at that time. We told him about it later that day, it was kinda funny. Will definitely come back and stay.
