I've visited the Landing at Newport several times a year for a lot of years.
Pluses:
The people that run the place are super nice and helpful.
The units are in good shape and offer full kitchens, nice beds, nice sofa, and amenities like clothes washer, dish washer etc. They've also upgraded the wifi so that it's now actually very good. It's in a good location, with views of a little inlet with boats, sea guls, and sounds of sea lions. And its only a short walk to a touristy boardwalk area with dining, shopts, bars etc.
Cons:
The tv sets are ancient, with the worst tv offerings imaginable. Even worse than "basic cable". The elevator is almost always out of service, so expect to lug your luggage up flights of stairs to your room. The parking situation is confusing and becomes a problem on busy summer weekends when the place fills up. There is neither AC nor heating (aside from the gas fireplace). For most of the year that's fine, except on hot summer days and cold winter days.
