The Colony Hotel definitely has an unbeatable location and some of the best views you could ask for — that part was truly impressive. Unfortunately, the rooms themselves were a big letdown. They felt very outdated, noisy, and not at all convenient. You can hear every step and conversation from upstairs, which made it hard to relax or get a good night’s sleep. For such a prime location, I really wish the accommodations matched the setting.

pool lounge beds were very uncomfortable.

Everything was excellent except one critical thing. The pool lounge chairs/beds have a metal bar that puts pressure on your lower spine and is painful after 15 min. Very uncomfortable and unforgetable.

The property is great the table lamps by bed did not work and there were no plugs by the beds. There is no air conditioning in the rooms just 2 fans but as long as it’s not over 82 degrees you are fine. The room we stayed in was near the outdoor lighting so you had to pull down your shades fully which also hampered airflow into the room. All in all it was a lovely hotel the staff was wonderful the ground are lovely and we will come back again to stay here. As a bonus despite us not having dogs, Dogs are welcome for an extra charge. The breakfast(buffet) is lovely and views eating are great and staff everywhere is so accommodating and friendly.

I was looking for a resort on the Maine coast that was dog friendly and the Colony Hotel knocked it out of the park. The facilities are fantastic, beautiful views and a brief walk to downtown Kennebunkport. Lots of dogs families and couples, young and old. We will likely come back every summer from now on.

Lovely property but was disappointed that housekeeping didn’t show up until 4 in the afternoon. We would leave the property at 9:30am & fully expected our room would be ready as we came back to prepare for the evening. On Thursday it never got done as their timing was too late for our schedule. Wi-Fi failed every night in the middle of our movies. Disappointed. WiFi

While the grounds of The Colony are gorgeous and it’s within walking distance to the beach, the cleanliness of both the property and the room left much to be desired. Upon walking into our room, there was visible garbage, hair, and stains on both the bed linens and rug from previous guests. Moreover, the shower did not drain as we showered and created a pool of standing water. The shower curtain had an overpowering musty smell and looked dirty. As we explored the property, there were soiled cups and plates, as well as garbage, strewn about the lawn and tables that are meant for guests to sit at and enjoy the ocean view. We had a similar experience at the morning coffee bar. Coffee and milk was spilled all over the counter and not a staff member in sight to clean it up. Given the price point, these conditions are unacceptable. That being said, the view is gorgeous and the staff were very friendly.

Love Kennebunkport and first time staying at the Colony. We were in a newer room across the parking lot looking out at the river. We had a plugged toilet. Called for maintenance twice on the day we checked in. Maintenance finally shows up the NEXT MORNING. We had been using the toilet at nearby restaurants until then. My husband told me to go up to the lobby in the morning in my pjs to use the toilet which I was not thrilled about. Too bad because otherwise we liked it. We had noted other reviews about the hotel having problems and it seems like staffing might be a real issue for them.

The view is stunning!! It has a really nice pool with comfy seats. The hotel itself is relaxing and quiet. There is a ton of history and it’s so interesting to read about it. The rooms look old-fashioned, but it’s part of the vibe. It was nice that they had coffee and muffins every morning, and you could go out on the big giant porch and just sit and relax and look at the ocean as you drink your coffee.

Beautiful Hotel!

Pros: Stunning views, private beach, extra large swimming pool, and beautiful grounds. Rooms were very clean and the bed was quite comfortable. Friendly staff and only a short drive to downtown shopping and restaurants. Cons: Restaurant food was “ok”. I thought the dinner menu was the lunch menu. Just apps and handhelds.

Needs better update on website description to make very clear no tv or ac. Rooms can hear every footstep and conversation. A lot of door slamming all night long. Would highly recommend noise machines! They should also put maybe some air fresheners in the room as they do smell very stale.
