We were the only people at the hotel. We only found one person that barely spoke English next day of arrival. We found out the rooms in the hotel were for sale. breakfast served was not satisfying. The only thing I can say about the hotel is that they cleaned our room every day.
It’s beautiful the people there are really nice it’s quiet.. beach are clean and hardly anyone out there peaceful
The food was delicious this place is great for a getaway peaceful vacation. Sayulita it’s only 20 minutes away that town it’s beautiful with great food.

Down a dirt road and away from Punta Mita you are limited to their local car service. The trip to Sayulita ends up costing you around $40 for a 20 min ride. The return Uber from Sayulita is about $12. There's nothing to walk to from the hotel basically either so you're stuck having to get a car into Punta Mita, $20 one way for shops, restaurants etc. The view was nice and the hotels clean but its a but uninspiring tbh. Also the pool doesnt get sun til about 1:30/2p bc of how its built. We actually left early and ate the final night to go back to Vallarta
upon our check in we wanted to relac and watch some tv after a long day. both TV's in each room did not work. it took them 2 hours to tell us they couldnt fix them.
on our second day they switched us to another room where the tv's worked. however the shower did not drain and it flooded the bathroom and walk in clostet and leaked out into the front entrance and into the second bed room. (the shower was running for under 2 mins. informed the front desk and it took them 2 hours and 45 mins before anyone came to the room to look at it and deal with it. then brushing our teeth the sink started to leak and instead of fixing it they just removed the P trap.
there were weird stains all over the curtains that also made the curtains stick together.
we contacted expedia and provided pictures and videos. upon requesting a refund the hotel would not answer any phone calls or requests.
i would suggest you save your money and stay somewhere else
This hotel sucked. We only came here because it was advertised they had on site spa / massage and golf. They had neither. They didn’t care. The rooms are messed up or we were missing a TV or something. Was told we got a free “upgrade” with 4 others staying there… and we walk in through the door and it’s just a giant room with a couch. Nothing else. Took up half the room. Only decent thing was our server. You stay here. You’re stuck here (can’t rent a golf cart either when they say you can) because it’s across the highway to the other end of punta mita. Bring lots of booze aand snacks. A taxi ride out was $450 pesos to downtown punts mita, not even 5 Fn minutes away. It’s not a hotel I hope anyone thinks is anything special. One of the worst I’ve been in
We loved our stay here at the Xiobella! We would stay there again the next time we go :) Great staff, super friendly. Great views from the room, and rooftop restaurant. We had breakfast 2 out of the 3 mornings we were there, and enjoyed the food and views! 10/10
The restaurant is outstanding. The beach is a surfing area not great for general swimming or snorkling. The view is awesome and so are the staff. we had a two bedroom which was nice. No sitting in the room but a nice balcony. Pool is fine.
No coffee in room, have to wait until 8am to get coffee from restaurant. No phone in room. Remote location with extremely rough dirt road. Hard to see hotel from dirt roads needs signs and/or lights . Nice pool but no hand rails, easy to slip entering. Nice beach area. Staff very friendly and wish to be of the best help they can.. if your looking to be secluded with no amenities close by this works. Feel I would not return to this hotel. Nor would I recommend it.
Unfortunately it is not a boutique hotel at least by traditional standards I would say. It does not even have an iron inside the room. The only thing that saves the stay it is the fact of the affordable price to sleep in a front ocean room in the pacific. Any other hotel the price is higher.
The staff was great. Very attentive to our every need. The room had a spectacular view of the ocean. The food was delicious and fresh. The drinks nice and well made.
This hotel is worth checking out , it’s a little hidden which makes it feel more private, all the members of the staff are nice and they go an extra mile so you can feel comfortable and welcome, the restaurant has a great view and food is delicious. Thanks Alvaro for trying your best so we could feel comfortable.

Super recomendado! La playa está a unos cuantos escalones de la alberca y está última siempre estuvo calientita y amena.
Upon arriving, had to wait 10 minutes for someone to show up to the front desk to check me in. The shower head had so much buildup that it didn’t shoot down, it shot angled everywhere. The area around this resort is under construction, so yes it looks pretty bad around this resorts. Beyond these three things.
The facility is in great shape, the restaurant is amazing and the view is even better. The bar upstairs and poolside is great. My room was turned over daily, housekeeping really did a good job. The staff (excluding checkin) was amazing, even helping me carry food/beverage back to my room. However, you can’t miss the view from the rooftop restaurant. Sunrise and sunset from here is breath-taking! Also, the AC was amazing in my room. I would definitely stay here again.
It does take a little bit to get here from PVR, but i was here for a wedding at St Regis. I took taxis to and from there daily. The longest i waited for a taxi was maybe 10 minutes.
