Excellent location, short walk into town and to the parks . Plenty of parking . Friendly staff and welcome . Breakfast was great with a large selection of continental items followed by a tasty full breakfast . The ladies serving breakfast were so welcoming and keen to help . Our room was smaller than I imagined from the photos but adequate. Main issue was the noise from the traffic on the main road and from people walking by as there is no double glazing and we were at the front of the house . No extraction fan or window in the small bathroom which led to a musty smell inside . We would consider staying here again due to its location and staff but not in this room

Weekend trip

Easy check in and pleasant. Issue is walking up stairs to 2nd floor with heavy bags in other building. Everything else good. Breakfastmore than acceptable and cooked to order.

Simply Superb

Easy to find using car's inbuilt satnav. Clearly signposted from the pavement. Doorbell answered quickly. Warm welcome. Very spacious family room with incredibly comfortable double and small double bed and a sofa. Everything clean and spotless. Modern touches such as both USB and USB C sockets. A lot of natural light when sunny and very conveniently located lighting thtoughout the room with individual switches. Great to see oat milk sachets in the hot drink selection tray! Breakfast service was slick, professional, very friendly. Great to hear the various options for a hot breakfast. The full English was delicious. I loved the char on the grilled tomatoes! Everything was done perfectly including the toast. Mum was offered an extra teabag for her teapot when I said she loves strong tea. We were in Leamington Spa for a late night party. This B&B was perfectly located for that. We left thinking about planning a return to explore the town and surrounding areas knowing full well where we have no hesitation in staying again. And we will be recommending highly to family, friends and colleagues.

Our room had a bathroom at a higher level - potentially dangerous step in the night. We were asked to give a time for breakfast on arrival but there was no table free when we arrived at that time. Resolved after a few minutes and breakfast was good, though scrambled egg lacked seasoning.

The management and staff were all very friendly and helpful, the hotel was clean, the bedrooms if a bit plain were comfortable with new-looking shower rooms. The hotel is a lovely old building and very convenient for the town centre.
