This was an excellent location for LIttle Italy, right in the middle of all the action. The room was clean, bed was comfortable, it had a small refrigerator, and a decent shower. The negative would be the room was VERY small and only have queen size beds. (That's all that will fit)
We had a party of 7, and had 3 standard rooms a 4th room that had 2 queen sized beds and a balcony. That one was higher in price of course, but it was about 4 times larger in size that the standard.
There is a private, secure parking area with minimal space so it is important to drive a small car. Parking is an additional $35 per night if you are fortunate enough to get one - get there early! Once parked, you can walk everywhere and street parking is very hard to find as there is so much going on in the area. Overall, I would definitely stay there again as I felt the room price was reasonable for this day and age, and the location couldn't be beat. You just have to know that your room is only there to shower and sleep, this is not a hotel with all the bells and whistles.
