Older building, but well maintained. Given all the limited parking in Pismo, this was excellent. It was closer to walk back to the room than to go to public restrooms. Easy to walk back and get cold drinks and snacks from room. Excellent staff. Allowed daughter visiting to use parking lot so she didn't have to walk several blocks to get to us. Stairs to beach at end of parking lot.

Location and view were great! Only gave it a 4 star since we had a leak in our room and we were only given towels to put down and told they couldn’t do anything as housekeeping was gone.

Shabby hotel with great proximity to the beach. Despite the pervasive smell of cleaning agents in the elevator, the place is dirty—cigarette butts and garbage on walkways. Walls in rooms are paper thin, pillows lumpy, furniture tired, and bathrooms barely functional. It is a sad state of affairs

Our family thoroughly enjoyed the pool and the beach. Since the hotel was conveniently located near town, we opted to walk to nearby restaurants and enjoy the breathtaking sunset from the pier. The room’s drawbacks included low water pressure despite the presence of extra-soft water (it is advisable to avoid drinking the water from the faucet). Additionally, the bedroom floor was buckling and pitched, making it uncomfortable to walk barefoot. The walls were thin, allowing excessive noise to penetrate the room. The breakfast consisted of grab-and-go items such as danishes, muffins, and coffee.

Our first trip to Pismo Beach and we were very happy that we stayed at the Edgewater Inn. The staff was very friendly, the hotel was very clean, the pool was perfect and the walk to the pier and beach was very short. A great place to stay and very convenient to the pier and beach.

Family-friendly budget hotel

This is definitely a family/pet friendly type budget hotel. Great location right on the beach, clean pool by the water, friendly front desk. Hotel is generally rather run down on the outside, including rickity elevator, strong cleaner smell. Walls were pretty thin and our morning neighbors were very loud (slamming doors, talking loudly outside of our room at 6am) and we could hear the toilet upstairs flushed each time. Room looks generally refurbished, beds were comfy and clean. Small mini fridge with no freezer. Bathroom tiles cracked and old. Found long hair in two towels. Free Continental breakfast included local bagels and Danish, instant oatmeal, bananas, oranges, coffee. We booked this spot a bit last minute, so there were not that many local hotels available with what we were looking for as a family of 3 and within our price range. I would generally recommend this for a family on a budget looking for a basic no frills place to stay by the beach. Location: 5 Service: 5 Breakfast: 3 Cleanliness: 3

Absolutely loved this spot. Coffee, cookies, and cold water available all day in the lobby was a great touch. Direct beach access and an easy walk to downtown made everything super convenient. The laundromat was perfect for getting ready for the next leg of our road trip. Great stay for families and dog owners. Pool and hot tub were perfect after a day of surfing. Already miss it—definitely staying here again.

Never Again!

Pro's * plenty of parking * good location * clean rooms * check-in staff were pleasant Cons * Queen bed was not a queen, it was a full * rowdy & noisy overall * There were so many dogs, which they were barking all the time. We're dog people but the constant barking was annoying * guests upstairs & downstairs were constantly jumping or doing something to cause our rooms to shake * coffee maker on stand along w/microwave & refrigerator. There is no outlet for coffee maker. Had to put on bedside table * bathroom window hard to open & close * A/C/heater for entire room was located in bathroom under the sink * rooms overall not well thought out * shower curtain not wide enough. It can either be closed at the front or the back but not both * no place for bathroom soap, sink counter gets slimy gross * tile floor was all cracked * 2 other rooms were occupied by our family members, none of us want to come back to this hotel. Rooms need a major remodel. We stay in Pismo every year for a family reunion. We usually book 3-5 rooms. Unfortunately, our regular hotel was booked.
