Location is right in old town. Just be prepared anywhere you stay in old town is loud until very late!
Yes this is a guesthouse and no the owner is not on site, so you will need to communicate your arrival time. Yes I was sent to a different address but it’s only two blocks away.
The house is perfectly clean, my bed was comfortable, my room was spacious and has good lighting and the host was very kind. I enjoyed my stay.
This was a bad choice. We booked and paid for a MODERN room in a guest house at street Inigo 5, 1D and when we arrived, the host told us that it was overbooked. He took us to another guesthouse in a close street called Fermin Calbeton, 17.
It was an old house, with an outdated room, nothing similar to the picture advertised in Expedia. This is a fraud/false advertisement. They advertise a nice room and then they take you to an old house close by. It has been my worst experience with hotels with Expedia.
The host was not there to receive us. He asked us to call him, however, our phones from USA do not work in Spain, so we were looking for a WIFI area to text him with Whatsap. He was a nice guy, however, he is not good at business, and I cannot accept that the place was overbooked and put us in a different house/room.

This property has closed down. I was not advised of this in advanced. Arriving after an 8 hour journey, and in the evening, I was met in the street by a guy who was not the owner. He let me know the property had been closed down permanently but he had a different property to offer me. As a female travelling alone, I felt incredibly uncomfortable.
Very nice place. Right in the center of Old town. Tons of bars in the area, all of them with really good food. Very safe area. You share 2 full bathrooms with 2 more apartments but we never had an issue because of that. Small and nice apartment. We definitely will comeback.
Very cozy and clean place. Right in n the heart of Old Town where you can find everything. We loved the place so we stayed one extra night. Food in San Sebastian is out of this world.
It was clean and right in the action which we loved. Three rooms share two bathrooms but it is not an issue at all. We had a room with a kitchen and fridge and a lovely window

Great location but not great..
Location was great, but the bed was very uncomfortable and you had to share a bathroom. No parking close by, so you have to pay 25€ a day to stay in the garage.
Great little guesthouse or rather room within an apartment. Two bathrooms to three rooms was welcome as was a kettle and ability to cook food if you wanted. This style of pension seems common in this part of Spain for inexpensive overnights -and longer. Location in Old Town was great. I found it odd to have to ring the host with arrival time but this was handled efficiently and gave me time for a beer next door! Not clearly identified with any signage except by door Bell so a little difficult to locate at first.
Great place to stay to be in the heart of the city
On arrival you will need to call the manager as there is no one on site. The manager was very accommodating and is on the property certain hours in the day to help with any questions. There are two bathrooms to share per level which was very good as you never had to wait for the bathrooms to be free. The guesthouse is located right in the heart of the Old Town which was so central and perfect for having everything so close. Be aware it is so close to everything that it can be noisy.
Pre-communications did not make it clear that no staff was on site; it was a bit disconcerting to arrive and then have to wait in the street until someone came to let me in. Shared bathroom and room were clean/neat and location is right in old town. Room had two single beds and could accommodate two people, though it would be tight. I still have not received a requested receipt for my cash payment - sure hope that doesn't bite me!
We had a great stay totally value for money. Right In the hub of the city walking distance to most sites. Rooms were great and the host excellent and accommodating!

Very noisy, on a street with many bars.
The noise from the street kept us awake until 3 am.
Really clean. 2 bathrooms very modern and clean shared between at most 4 rooms. Good in room facilities (in budget twin)- fridge, microwave toaster and kettle, and a big TV. Host was really nice. Only downside is the noise coming from the street, but I imagine this will be exactly the same anywhere in the area.
Nice hotel in a fantastic location. As a destination itself San Sebastian is incredible and this guesthouse is a good base to explore from (but immediate bars and restaurants are rather pricey for Spain so shop around a bit before you decide where to eat). The room was clean and a decent size, the bathrooms (shared) always immaculate and there was no trouble getting to sleep in the evening. The staff were very nice and seem invested in their guests' experiences in the city. The one thing worth flagging is that the guesthouse is not signposted, it's just like an apartment building, so future guests should note that you have to ring one of the phone numbers by the buzzer on a sign that says "SSHA". As we had no warning, we were confused as to whether or not we had arrived at the right place or not at first, and another guest had the same experience on our last night. All in all a great stay in an even better place.
We were pleasantly surprised by the room, it was roomy, clean, comfortable and modern. The location was ideal! Close to public transport and the beach. The staff are very helpful. We would stay here again :)
