Well this is what happens when a contractor who has done way too many cheap apartments now does a hotel. There is no hospitality to be found. The AC keeps blowing, no desk, uncomfortable seating, and the whole feel is staying at your roomate's apartment who has no style. It's not all bad, service was good in a sense. Pricing is cheap, and because of the locaiton, you can't go wrong. I would not stay at this place again. Put hospitality back into the rooms so they are comfortable.

Best hotel stay

We needed a place to stay while we explored Zion. After spending a week in Vegas our room at Petty Ranch was better the. The resort in Vegas. Updated room with plenty of space. Staff was beyond friendly. Can’t wait to come back

We had a wonderful stay at the Petty Ranch Inn! We are so close to the park entrance, walking distance to food and shopping, and all the staff is very friendly and accommodating! We will definitely be back!!

Wonderful experience!

This was an excellent stay and a great value for the area. The staff was friendly and checked us in quickly and even walked us to our room. The room was very clean and fresh and nicely decorated. We will definitely stay here again.

We had an awesome stay at this property at the end of July 2025. Ignore the bad reviews saying it’s a construction site. The staff are friendly and knowledgeable, the pool is safe and clean. The newly renovated rooms are super clean and well appointed. Would stay again!

Good stuff.

Ive never been anywhere where you can feel how soft the towels are under your feet. And I've stayed at the Hilton, Marriots etc etc. The only thing that i would recommend to getting close to perfection is having another sit square chair for another person. And possibly a microwave. Other than that Keith and Scott were extremely helpful to me. Especially Keith he went over al the local attractions and how to get about everything and places to eat. He was so helpful. Customer service was absolutely top notch. Another thing i would like to add is that the old name was Pioneer Lodge and it is now changed to Petty Ranch Inn come on thay totally sounds weird as hell. Sounds like a pedophile petting zoo. Yall need to change that damm name. Im actually alittle embarrassed to tell people where Im.staying because of that name serously.

Great hotel! It’s very continent to go to anywhere in the small city Springdale. The staff is very friendly, and the pool has a very nice Mountain View. Very great value for the price. Highly recommend!

A quiet area… close to everything there is to do in the area. You will have to squint at room numbers if arriving late, also ensure you reach out to property prior to 8:00PM. They do not staff the office after 8:00, and I had trouble getting in contact w/ staff due to getting in later than expected.
