We arrived late in the day and found the hotel with just a bit of trouble. Unlike the other posts, the hotel was clearly marked. We did need to go to the sister hotel, about 50 meters away to pick up the keys. There was no elevator, 74 steps up to our room. As we did not go in and out many times a day, this was not a problem nor an inconvenience. I believe most hotels in this area do not have elevators. The hotel was located right off the Campo Santa Maria Formosa, and was an excellent location to get around. The breakfast was simple but adequate, croissants, rolls, coffee, tea, hot chocolate and a tort or two along with several cereal choices.
My only complaint would be that the advertised free wifi was actually located at the sister hotel. So if you need to be connected, you will have to walk the 50m to get the free wifi. We chose to be off the web for the 3 nights, and just enjoyed Venice. All in all, a very old, quaint hotel which I would recommend.
