We had no hot or even warm water on our 2nd day. took 4 hrs for them to say it was fixed but it was not. They did eventually transfer us to another room after several times going to the manager to complain.

The only reason I am giving this hotel one star instead of zero is because of its excellent location. River Terrace Resort is within walking distance of downtown Gatlinburg, restaurants, shops, and attractions, which made getting around very convenient. Unfortunately, the room itself was a huge disappointment. From the moment we arrived, it was clear that the property is much older and more worn than the photos suggest. The room showed multiple signs of deferred maintenance, including chipped paint around door frames, worn fixtures, unfinished repairs in the bathroom, and aging finishes throughout. While nothing appeared unsafe, the overall condition gave the impression that upkeep has been neglected for quite some time. One of the most concerning issues was the furniture. A chair in our room was visibly stained and dirty, with dark discoloration on the seat cushion. It was unpleasant enough that we chose not to use it at all. Cleanliness and basic maintenance should be standard expectations for any hotel, regardless of age. The décor, carpet, and furnishings felt extremely dated and gave the room a tired appearance. What was advertised online did not match the experience we had upon arrival. Had the condition of the room been more accurately represented, we would have chosen a different property. Location was great. Confirmation indicated all fees and taxes were included. Had to pay an additional pet fee that was quite expensive. Unit was very dated with worn out furniture. Tub had amateur repairs but still had cracks and stains. Flooring was damaged and walls and doors were dirty.

Room was very comfortable and clean. Fantastic location to the Gatlinburg strip. Parking was included with the room as was breakfast in the package we chose. The food was good, especially breakfast. The view in the restaurant was amazing day and night. Every staff member we interacted with were very pleasant and helpful. Didn't have a negative experience with anything and will stay there again.

Wonderfully helpful and sweet staff

This place is beautiful. The pools are great, the restaurant/bar is so nice. The bartender that served us during our stay was great. Can't remember his name unfortunately. My only complaint is in our room, nothing was restocked. We even checked into our room late. There was 1/4 roll of toilet paper for 2 people. No tissues. Zero hand soap, no shampoo in the bottle in the shower and barely any body wash. We did ask for toilet paper but had the rest of the items with us. Just seems annoying to pay for a room and I could tell the staff was annoyed when I asked for toilet paper so didn't want to ask for more. We did have plenty of towels but as far as things that would normally be restocked in a room, we had nothing. Had I been there longer than one night I'd have definitely asked for more. I'd still stay here again though!

Wonderful! Everything was perfect!! Enjoyed it so much, I’m staying again in 2 months on my next trip through town!
