We've stayed at this location multiple times. It works for parents with kids visiting museums and events in downtown Rochester. It's only 15 from downtown. The positives include affordable, reasonably clean, an included decent breakfast, plenty of parking, and comfortable beds. The mediocre is that the rooms lack places to hang clothes and towels in the bathrooms, the walkways in the room are tight, the bathroom fixtures are warn and sometimes take fiddling to make work properly, the dining room is best early in the morning because it gets very full as the morning goes later, and the pool can be overly crowded depending on time of day. It's not posh, but it's good value for the money and we've never had problems with noise or unresponsive staff.

I wish the hot tub was available in the morning as well.

We loved our stay at School31. It was a beautiful and unique place. Just loved the room, it was clean and spacious and the decor was wonderful, love how they kept the feel of the old school. The staff was very helpful with questions we had and always available . We definitely will stay again if we come back to Rochester and would highly recommend.

People burning incense in other rooms. at one point maintenance was doing loud work outside the room. Shower water rarely got hot.
